Retirement in New Zealand has changed significantly in the past century and, as healthcare continues to improve, the ageing population in New Zealand are living more fulfilling lifestyles. In light of this, our client sought to develop an Auckland retirement village catering to this older demographic.
The client’s core vision is to encourage residents to live as they choose, engaging in the community and enjoying longer, fuller lives. The foundational concept of this project is that old age should not be defined by disease and physical limitations. Instead, retirement should be a celebration of vitality.
Comprising 95 apartments, this impressive residential project is well underway, with completion scheduled for 2026.
We were assigned the ambitious brief to create a village that would potentially become the gold standard for retirement living.

Given the expansive scope of this undertaking, the availability of land proved to be restricted. Consequently, Expedite encountered several site-specific challenges pertaining to site contamination and floodplains. Predisposed to flooding, the land demanded meticulous attention to guarantee the safeguarding of the development.
These site-related complications also posed a challenge to securing a feasible business case. As a result, the scoping process was more intricate than anticipated, requiring a nuanced and strategic approach to navigate the site’s complexities.
